Important Changes For Home Sellers: What You Need To Know

Changes introduced by the National Association of Realtors (NAR) have led to updates that benefit sellers, particularly concerning broker commissions. It’s important to understand how these changes impact your selling strategy. As a home seller, you have a wide range of options when it comes to listing your home, and I’m here to guide you through this complex process.
Key Changes for Home Sellers:
1. Offering Compensation to Buyer Brokers:
You still have the option to offer compensation to buyer brokers. This can be an effective way to market your home and make your listing more attractive to potential buyers.
2. Disclosure and Approval of Payments:
As your agent, I am required to conspicuously disclose and obtain your approval for any payment or offer of payment that I, as the agent, will make to another broker representing buyers.
This disclosure must be provided to you in writing, clearly outlining the amount or rate of the payment, and must be done before any payment or agreement to compensate another broker is made.
3. Changes in Compensation Offers:
If you decide to offer compensation to a buyer broker, there are new guidelines on how this can be handled.
While you can still choose to offer compensation, I cannot include this information on a Multiple Listing Service (MLS). The MLS is a local marketplace where both buyer brokers and listing brokers share property information.
4. Off-MLS Advertising:
Although compensation details cannot be listed on the MLS, I can still market your property through off-MLS platforms such as social media, flyers, and websites. This allows us to reach potential buyers while adhering to the new regulations.
5. Offering Buyer Concessions:
You can still offer buyer concessions on an MLS, such as covering buyer closing costs. These concessions remain a viable tool for negotiating and making your home more appealing to buyers.
